Diamante Investments retained Gillam Urban as the pre-construction manager for a 22-storey condominium in Hamilton, Ontario. The project is located on James Street, perhaps the most sought-after real estate in the City.

The project features a condominium tower that connects to a historic theatre called the Tivoli. The base of the tower includes retail and amenity spaces.

Parking is provided at grade and on one level below grade including the use of a car stacking system. The tower is enclosed with prefabricated panels and window wall systems. The tower base is enclosed with curtainwall and metal cladding systems.

The Gillam team joined the project prior to the site plan application. Key activities included budgeting and design input. The building materiality was examined and refined over several iterations. Value engineering and constructability reviews continued in parallel with the site plan process. Substantial focus was given to the historical refurbishment of the existing theatre, which is performed in parallel with the condo construction.

  2. Substantial changes to architectural plans to increase efficiency and improve constructability
