Rose Corporation retained Gillam as the construction manager for a 7-storey mixed-use development at 388 King Street East in Kitchener, Ontario. The project features cold form steel structure above 2nd floor with reinforced concrete structure below containing a total of 72 rental residential units and retail space at grade. Parking is a stacked parking system to minimize below grade construction.

Key challenges include the following:

  1. Aligning scope and budget, including value engineering of products, materials and systems for efficiency.
  2. Working on a very tight downtown site with no laydown space.
  3. Overlapping approvals with the need to commence work quickly.
