Gillam Group was appointed as the construction manager for the development of a greenfield site just South of Markham, Ontario, into a new Chinese grocery store and plaza. The project includes 60,000sq. ft. of grocery space, a 30,000 sq. ft basement, a 2,700 sq. ft. mezzanine and 40,000 sq. ft. of plaza.

The basement consists of a fully waterproofed “bathtub” construction with raft slab foundation.

The cladding consists of architectural pre-cast concrete panels, metal panels, masonry, and TPO roofing.

Adjacent rail lines required constructing a precast concrete and soil berm “crash wall” for protection against train derailments.

Key challenges include:

  1. Requirements for working in close proximity to rail lines
  2. Dewatering requirements for basement
  3. Expedited design & procurement Process
