McMaster Divinity College, located in Hamilton, Ontario, hired Gillam as the construction manager for a challenging major addition and renovation to its facilities on the McMaster University Campus.

The project entailed a multi-phase renovation and addition to premises that were in continual use by the client organization.

The scope of work includes a new 5,000 sq.ft. learning commons, framed with structural steel and enclosed in high quality curtain wall framing. Additionally, renovations to approximately 20,000 sq.ft. of interior space comprising classrooms, offices, boardroom, corridors. The renovation scope includes mechanical, electrical and architectural finishes.

Key challenges include:

  1. Aligning scope and budget during the preconstruction stage, through value engineering and intelligent procurement
  2. Developing a phasing plan to accommodate the client’s needs during the renovation stages of the project
  3. Aligning the phasing plan with mechanical and electrical service upgrades
  4. Managing major construction works on a busy, occupied campus
