One Urban Developments retained Gillam as the construction manager for a 4-storey mixed-use development in the south end of Barrie, Ontario at 430 Essa Road. The project features a 4-storey, reinforced concrete structure, containing a total of 67 residential units and 13,000 sq.ft. of retail space at grade. Parking is provided at grade, and it included 113 spaces.

The development is clad in brick, with curtainwall systems at grade and window wall systems to the residential units. The parking area is topped off with a beautiful, landscaped patio for use by residents. The Gillam team joined the project prior to the site plan application.

Key activities included budgeting and design input. Value engineering and constructability reviews continued in parallel with the site plan process.

Key challenges include the following:

  1. Aligning scope and budget, including value engineering of products, materials and systems for efficiency.
  2. Working on a very tight site with no laydown space.
  3. Overlapping approvals with the need to commence work quickly.
