Gillam was appointed Construction Manager for this multi-phased project with the goal to retrofit and modernize the St. Hilda’s Towers retirement residences in North Toronto.

The St. Hilda’s Towers Revitalization project is a major modernization effort aimed at upgrading two residential towers in the City of Toronto. These towers consist of social housing and seniors living units, and the project’s goal is to improve energy efficiency, repair and refurbish key assets, and modernize tenant suites. Additionally, 20% of the units will be converted to be barrier-free. The project is being financed and funded by various government funding streams, with the goal of maintaining affordable housing for the community.

Given the unique needs and circumstances of the tenants, the project team has had to make strategic decisions about how to execute the scope of work and evaluate any conditions that may arise as construction progresses. One important consideration has been how to minimize disruptions for existing tenants, who will continue to reside in the towers while construction is ongoing. This has required the coordination of multiple transfers of tenants and staff.

Another significant challenge facing the project team is the location of St. Hilda’s Towers. Situated on a tight parcel of land right at the corner of Dufferin and Eglinton, the intersection is the site of the installation of the Fairbank Station of the Eglinton Crosstown LRT, impacting the traffic control plan and the installation of rooftop units for both towers. Despite these challenges, the project team is committed to ensuring the successful completion of the revitalization project.
