Located in the heart of downtown Toronto, Delta Chelsea, with almost 2,000 rooms is the largest hotel in Canada with a special focus on families and tour groups. It sits within minutes of the city’s best live theatres, shopping attractions and the financial district. The facility, which was constructed in the early 70’s, has experienced deteriorating exterior concrete surfaces as well as gradual failure of the building envelope. The client intelligently saw this problem as an opportunity to revitalize the tired appearance of the hotel. Gillam Group was appointed as the construction manager to manage all aspects of the balcony and building envelope replacement program. The scope of services includes a detailed pre-construction assessment, budgeting and planning phase followed by construction. The works included: Concrete removal and restoration New roofing Replacing windows, doors and hardware Replacing balcony railings Painting and waterproofing Caulking and sealants Challenges included working in and around an occupied hotel, working according to a “just in time” material delivery system and overcoming constrained access on all sides of the hotel.
