First Capital Realty appointed Gillam as the construction manager for a 3-storey, high-end LEED Silver retail development in the heart of Toronto’s Yorkville fashion district. The project is situated in a high-traffic pedestrian location and also within a very sensitive community. The site itself is highly constrained with no laydown space, thereby requiring a “just in time” approach to logistics. Gillam introduced several Lean/IPD elements to the management of this project.

Key Challenges include:

  1. Managing safety in a busy pedestrian neighborhood.
  2. Leveraging productivity and efficiency on a very tight urban site.
  3. Minimizing noise and disruption on the local community.
  4. Meeting a challenging fast-track schedule.

The pre-construction stage was critical to achieve cost savings and to assemble a team of highly skilled trade contractors.
