Robbins Hebrew Academy (RHA) provides a fully integrated Judaic and General Studies program to students from JK through Grade 8. RHA is at the cutting-edge of academic innovation. Based on decades of research by the world’s best minds in education, the RHA pedagogy inspires students to explore, discover, debate and imagine – the very skills researchers have identified as essential for becoming original thinkers and principled leaders.

RHA appointed Gillam as the construction manager for its summer renovation program in 2016 which involved extensive renovations to the ground floor of the school comprising four large classrooms and corridors. The school is located within a historical building and a fully occupied facility.

The program included the following scope: (i) demolition of interior finishes and partitions, (ii) mechanical and electrical modifications, (iii) plumbing, lighting, power and fire alarm upgrades, (iv) new washrooms including compliance with AODA, (v) new wall, floor and ceiling finishes including extensive millwork and (vi) building envelope upgrades.

Key challenges included the following:

  1. Aligning the budget with the scope, through thoughtful value engineering and preconstruction planning
  2. Achieving a fast-track schedule, with tight timelines for design and preconstruction, along with a two-month delivery schedule
  3. Obtaining long-lead items in a short period of time
  4. Working within a fully occupied building that was used frequently for public events during the works
  5. Accommodating challenging site conditions within the design and fast-track schedule
