Starwood Hotels appointed Gillam as the construction manager for the complete renovation to approximately 1,377 guest rooms which are contained within 3 towers at this flagship property in downtown Toronto.

The scope of work included the complete replacement of all finishes, bathrooms, FF&E as well as the installation of a new VRF cooling and heating system with central plant. The services included an intensive pre-construction period in which risks were identified and managed with particular focus on scheduling, logistics, subcontractor procurement, design coordination and research into existing conditions.

The project commenced with an extensive pre-construction stage in which Gillam focused on bringing certainty to cost through a collaborative buy-out process. Construction logistics were developed in detail including the investigation of many alternative approaches to schedule and phasing. Site conditions were also investigated through a due diligence program, which resulted in the mitigation of many risks.

The work proceeded according to a fast-track schedule while the hotel remained in operation. The construction team occupied six floors at a time and handed back completed spaces on a phased basis.  Key challenges included sharing of the loading dock space with the client, coordinating the new heating system with the existing conditions, and working within the occupied hotel.

The value of the project was in excess of $50M.
