WeWork transforms buildings into beautiful, collaborative workspaces. WeWork appointed Gillam Group as the construction manager for this 6-storey, 60,000 sq.ft., tenant improvement project at 240 Richmond Street West in Toronto. The scope of work includes structural and non-structural demolition, structural upgrades, mechanical and electrical works, interior partitions and finishes. Gillam Group collaborated with the client extensively during the pre-construction stage with much emphasis on budget development and mitigating risk. The work proceeded to a fast-track schedule that required Gillam to deliver it using 2 shifts. The project is located in a downtown location with no laydown space, therefore, a “just in time” system was used for material deliveries and waste removal. The work was handed over in two phases, with the second phase works being delivered within sensitive occupied premises. The construction schedule was maintained despite the introduction of significant scope changes due to base building conditions within an old post and beam building. Key challenges include: Managing the scope and budget to keep costs down through value engineering. Risk management involving existing conditions. Access and logistics on a tight urban site. Driving a fast-track schedule.
